Wednesday marks a change in how the Town of Lunenburg will address planning around land use going forward as the town’s new Municipal Planning Strategy, Land Use Bylaw and Subdivision Bylaw officially comes into effect.
Lunenburg Mayor Matt Risser says the new documents will improve issues in the town such as the need for housing.
“We are a very attractive, high demand place to live which puts pressure on our housing stock,” explained Risser. “Our old documents didn’t allow for nearly the addition to our housing stock that our new documents will allow.”
Risser said that the plan includes up-zoning parts of the town.
“We have up-zoned considerable portions of the town for new development to enable new housing options to be provided, so there’s a lot more opportunity for density,” said Risser.
Risser says in the Victoria Road area of the town, a six story mid-rise development can now be developed to create more opportunities for multi-unit housing developments.
The plan also includes the removal of minimum parking requirements and the adoption of broader “as-of-right” provisions, which Risser says will allow for a greater variety of work to be done without special development agreements.
